The private suburban housing market is at the initial stage of its development, when investors can make the maximum profit with minimal investment. The pandemic, and then geopolitical upheavals, have created a persistent need for privacy and psychological comfort among people.
A private home and proximity to nature is the most obvious way to achieve these goals.
In 2022, 57 million square meters of housing were commissioned in the individual housing construction segment, which is 16% more than in the previous year. In 2022, preferential mortgages were extended to individual housing construction, becoming a driver of demand along with family and rural mortgages. Over the past year, the issuance of loans for individual housing construction has tripled. According to VTsIOM, out of 62 million families surveyed, 68% want to live in a private house.
