Acceptance of apartments in a new building is an inspection of the housing by a shareholder or buyer, based on the results of which an act of acceptance and transfer of real estate is signed or an act of elimination of deficiencies is drawn up.
During the inspection, the future owner must ensure that the construction company has fulfilled its obligations in full and is delivering housing that complies with construction and operational standards.
General procedure and rules for acceptance
The initiator of the procedure is the developer, who notifies buyers and participants in shared construction about the commissioning of the facility and invites them to undergo the acceptance procedure. Future tenants receive a notification indicating the date from which keys will be issued and an appointment for the acceptance and transfer of apartments is made. For communication, construction company managers use the contact information of buyers: they call back by phone, send an e-mail by mail or a registered letter to the residential address.
On the appointed day, the shareholder or buyer arrives at the property with a passport, share participation agreement or real estate purchase agreement. Accompanied by a representative of the construction company, an inspection and verification of the characteristics of the apartment is carried out. If there are no complaints against the developer, the parties sign a transfer and acceptance certificate. The document together with the DDU is submitted to Rosreestr for registration of the property right. If violations are revealed during the inspection of the apartment, a defect report is drawn up, which specifies the claims to the construction company.
